If you own rental property, one simple benefit you might consider offering your tenants is a place to put trash that doesn't cost them anything and is convenient for them to use. A dumpster outside the building is one way to do that. They can take the trash out whenever they need to and it allows them to dispose of just about anything they need to. But if you are going to have a dumpster outside your building, there are some things to consider.
Location, Location, Location
The biggest mistake people make when placing a dumpster on their property is one of location. The dumpster needs to be easy to get to if you want people to use it. If they have to walk a long way to get to it, they may not be as inclined to use it regularly. They may hold onto trash longer before taking it out and that can be bad as it can draw bugs and other pests that you do not want in the apartment. At the same time, you want the dumpster in a spot that the company can easily get in to dump it and that is is not visible from the street if possible.
Restricting Access
While it is impossible to keep people out of your dumpster, you may want to consider fencing it in so that it is a little more hidden from view. You want to provide a place for people to put trash but if you allow unrestricted access to it, you may end up with people dumping there that shouldn't be. You don't need to be paying for everyone's trash disposal, just your tenants. Open access also allows people to come in and pick the dumpster and that can leave you open to being liable if they get hurt. Putting a fence or other enclosure around the dumpster at least discourages that and gives you a defense as you are telling people to stay out of that area with an enclosure or fence.
Finding The Best Price
Take the time to talk to several companies before you make a decision as to which company you want to use. The prices can be very different and the service may not be any better. If a company is a little higher priced, ask what you get for that added cost. If there is added value, it may be worth paying a little higher cost. For instance, a company that offers several pickups a week or holiday pickups could be worth paying a little more for. If the prices are varied but the service is the same, you might want to look at prior customer reviews to determine if there is a reason for one company to be higher that is not obvious on the surface. If the drivers pick up around the dumpster, they operate on hours to not wake the neighborhood, or go the extra mile to make sure you get great service, that can be worth a little higher price.
